Do you offer your services in English and French?
Yes. We are a bilingual team, and our diagnostic reports are available in both English and French.
Why don't you offer mold remediation or removal?
We specialize in inspection, investigation, and diagnosis, and do not perform remediation or removal ourselves. Keeping these services separate helps prevent conflicts of interest and ensures that recommendations are based on our findings—not on an incentive to identify additional work or generate remediation revenue. Our goal is to provide an independent and objective assessment of your property.
Do you work with insurance companies or the Tribunal administratif du logement (TAL)?
We do not represent insurance companies, landlords, tenants, or the TAL. We provide an objective technical report based on our observations, measurements, and laboratory results, where applicable. You are free to use the report as you see fit, including when communicating with an insurer, landlord, tenant, or the TAL.
Why does a mold inspection cost what it does?
Our pricing reflects the scope of the inspection, time on site, professional equipment, investigation and documentation, laboratory analysis costs when applicable, and the preparation of a detailed diagnostic report. We aim to remain competitively priced while providing a thorough, evidence-based service rather than a basic visual assessment.
How do payments work?
A 50% deposit is required to confirm and schedule the inspection. The remaining 50% is due upon completion of the inspection. We accept credit and debit cards and e-Transfer.
Do you have any certifications?
Yes. Our inspectors are certified InterNACHI Advanced Mold Inspectors and Professional IAC2 Mold Certified.
Can you determine whether mold is causing my health symptoms?
No. We are not medical doctors or healthcare professionals, and a mold inspection cannot diagnose medical conditions or determine whether mold is causing specific symptoms. If you have health concerns, consult your doctor or another qualified healthcare professional and provide them with the inspection report and relevant photographs to assist with their assessment.
Do you offer a guarantee or insurance?
No. Our inspection is a professional assessment of the conditions observed at the time of the inspection. It is not a guarantee, warranty, or insurance policy, and we cannot guarantee the absence of mold or future mold growth.
How long are the inspection results valid?
Inspection findings reflect the conditions observed on the date of the inspection and cannot predict future mold growth or changes in moisture conditions.
Do I need to prepare anything before the inspection?
Please provide access to the areas you want inspected, including attic and crawlspace access where applicable. Where possible, move furniture or belongings that may obstruct areas you would like us to inspect. Let us know about any previous leaks, flooding, renovations, musty odors, or recurring moisture problems.
What standards do you follow?
Our inspections are conducted using recognized professional practices, including the IAC2 Mold Inspection Standards of Practice, while taking into account applicable Québec guidance and standards.
What is a mold inspection?
A non-invasive assessment of readily accessible areas of a property to identify apparent mold growth, moisture intrusion, water damage, musty odors, and conditions that may contribute to mold growth. It includes visual inspection, moisture measurements, and mold sampling when appropriate.
Will you try to find the source of the mold or moisture?
Yes. We investigate likely sources and contributing conditions such as leaks, water intrusion, condensation, humidity, drainage, and ventilation. Because the inspection is non-invasive, an exact source cannot always be confirmed.
Do you measure moisture and humidity?
Yes. Moisture, humidity, and temperature measurements are taken where conditions warrant further investigation.
Do you use thermal imaging?
Yes, when appropriate. Thermal imaging can identify temperature differences and areas that may warrant further investigation for possible moisture. It does not directly detect mold.
Do you perform mold air sampling?
When appropriate, yes. Air sampling can help assess airborne mold conditions and investigate the potential location or extent of contamination. It is used alongside the physical inspection, not as a stand-alone diagnosis.
Are samples analyzed by a laboratory?
Yes. Samples collected during the inspection are submitted for laboratory analysis, and the results are included in your report.
Does an air test tell me if my home is safe?
No. There is no universal health-based “safe” level of airborne mold. Air results must be interpreted together with the inspection findings, building conditions, and moisture investigation.
Can you find mold hidden inside walls or ceilings?
Not through a standard non-invasive inspection. Concealed or inaccessible mold cannot be reliably identified without opening or dismantling building components.
Do you open walls or remove materials?
No. Our standard inspection is non-invasive. We do not open walls or ceilings, dismantle components, move obstructions, or disturb insulation to access concealed areas.
Do you inspect the attic, roof, plumbing, and HVAC?
Yes, within the applicable inspection scope and where safely accessible. Roof areas are generally viewed from the ground or eaves, and inaccessible components are not dismantled.
Is a mold inspection the same as a home inspection?
No. A mold inspection focuses on mold, moisture, and related building conditions. It is not a general home inspection or a comprehensive indoor air quality assessment.
Does the inspection guarantee that there is no mold?
No. An inspection reflects conditions observed at the time of the inspection and cannot guarantee the absence of concealed mold or predict future mold growth.
What will I receive after the inspection?
A detailed report documenting relevant findings, including moisture intrusion, water damage, musty odors, apparent mold growth, conducive conditions, photographs, measurements, sampling information, laboratory results, and applicable limitations.
What happens if you find mold?
We document the findings, investigate related moisture and contributing conditions, and provide recommendations in the report. We do not perform the remediation or removal ourselves.
Can something that looks like mold actually not be mold?
Yes. Stains, dirt, soot, mineral deposits, paint, and other materials can resemble mold. When appropriate, sampling and laboratory analysis can help distinguish apparent mold growth from other substances.
What if I have a strong mold smell but can't see mold?
A musty or unusual odor could indicate a mold or moisture problem, but odor alone cannot confirm the presence of mold. Similar smells can also come from chemicals, building materials, cleaning products, moisture, or other environmental sources. We investigate the surrounding areas and conditions to help identify the likely source and may recommend sampling or further investigation when warranted.
What happens if an area cannot be inspected?
Any relevant area or component that could not be inspected because it was inaccessible, obstructed, or unsafe will be identified in the report, along with the reason it could not be inspected.
